Do You Know What Your Home Warranty Covers?

documentHome warranties come up a lot when you are buying or selling your home.  Do you know what it covers?

A home warranty is a service contract.  It is the company’s agreement that they will fix and in some cases replace specific components in your home.  A home warranty costs upwards of $450 or more for the basic package depending on who you decide to go with.

It typically covers:

  • Kitchen Appliances
  • Plumbing
  • Water Heater
  • Furnace
  • Sump Pump
  • Whirlpool tub
  • Ceiling and Exhaust Fans

There is an option of paying more money to get more coverage.  This could cost you $100 or more for the extra coverage.

This will cover the above and include:

  • Washer and Dryer
  • Air Conditioning
  • Garage Door Opener
  • You can also add items like Pools or Septic Tanks for additional fees, too

glassBefore you ask the seller to purchase a Home Warranty, you will want to read your contract to understand what is covered and not covered.  Was the furnace recently maintained?  Was there anything flagged from the home inspection?  If there was, then it needs to be fixed BEFORE you close on your home.  If it wasn’t, you could be in for a surprise!  If the flagged item on the inspection report wasn’t remedied, the service contract for that particular item may be not cover it until YOU pay to have the maintenance done yourself.
